  1. Thank you for honesty telling folks how “passive” income requires actual work! Especially when it comes to rental properties, I feel like every other person is talking about buying homes for the sole purpose of renting them as an “easy source of cash” when it’s not as simple as it looks

  3. I like the dividend plan, but know it isn’t going to be much. I have ~$3k of a REIT stock and get a grand total of…$240-300 a year on it and that’s only because of recent boons in REIT returns. I don’t expect it to stay that way. I also have a rental property that my wife and I bought before I was stationed elsewhere. It helped a lot we could refinance it in 2020 and the price has gone up by 50% since we bought it. We haven’t upped the rental price since our current renters moved in, since we haven’t upped what we’re offering and they’re covering our mortgage and rental management company. If there are no maintenance fees, I get $200 or so a month from it, but that isn’t common due to basic house upkeep.

    The best way to get passive income? Do 20+ years in the military. Make 3-10k/month for life afterwords.

  4. I’m a 48-year-old doctor feeling burnt out from long hours and stress. I’ve never invested in a retirement portfolio because I’ve always believed the economy would collapse eventually. However, I plan to retire soon and I’m curious: If you had $100k to invest safely in stocks over 4-5 years to grow, how would you start?

  9. This is a very good summary. Passive income comes from making solid income, living below your means, and investing. Or working your ass off. I’m too lazy for that.

  12. Low cost Index/ETFs can pay monthly stipends without limiting the purchaser to dividend yielding companies (dividend yielding company index/etfs reduce investor market exposure unneccesarily).
